When listing your home for sale we are committed to sell for the highest possible price in the shortest time!
Of course markets change and we are currently in more of a sellers' market due to less availability of homes for sale.
There are more buyers than sellers and the effect is to keep prices relatively high. Consequently homes sell fairly quickly if priced correctly.
As has always been the case homes should be priced as close as possible to market value. This will result in a reasonably quick sale.
If it is important to sell fast and for a certain date it may be advantageous to price at below market ensuring a number of offers competing and offering the desired closing date and often without conditions.
Attached homes are usually more suited to young or first time buyers although there are also buyers moving down from a much larger detached home when they become 'empty nesters". It is often possible to determine which areas the majority of buyers are coming from, and fine tune marketing to those areas.
Although buyers do not search for newspaper ads anymore sometimes a National paper like the Globe & Mail or even the NYTimes can work depending on the type of house. Some magazines also.Most buyers are checking websites and I use 5 or more sites, Flyers can work too.
Contacting agents prevalent in the area and holding open houses for agents and the public can help to spread the word. Networking groups.Social media eg Facebook has precise targeting methods. Instagram and Linkedin are also excellent tools . My large database receive story books, 5 or 6 pages with information and pictures.

Over the years I have become familiar with many neighbourhoods in Mississauga and Oakville.More recently I have learnt a lot about other towns that my clients have moved to whether downsizing or due to affordability. I started Real Estate in Downtown Toronto and still list and sell homes and condos there.
Networking groups I have been involved with have mostly been in Mississauga, a BNI group I started and built up to 22 members and the Board of Trade where I worked in small committee groups.In Oakville I have done a lot of work in the Joshua Creek community.
